If you need to gain possession of a property, it can be a nightmare working out which form to use. There are fixed term notices (to be served during the intial term of the tenancy) and periodic, if the term has expired.

Okay, you've passed this hurdle - now getting the notice period dates correct... These are very difficult to work out. If you get it wrong, the court will through out your claim and you're back to square on.

No wonder many landlords use expensive lawyers or eviction specialists. Until now!

Our Section 21 calculator will;

  • Determine which form to use
  • Work out your notice dates
  • And prepare the completed form for you (with a covering letter)!

Please share this with other landlords. They'll thank you the next time they need to evict a tenant! You can view the video below to take you through how it works.

And if you were in any doubts about what can go wrong with a Section 21 notice, watch this video. This is one of our landlord's who lost thousands as a result of alarming errors by his former letting agent.
