National Property Group – Set up by Landlords, for Landlords…

National Property Group was set up by five landlords who between us own over 400 residential properties all over the UK.

Between us we’d experienced just about everything to do with owning and managing these properties. We’ve used Letting Agents, and managed them ourselves. We’ve outsourced maintenance and we’ve employed our own people. We’ve let to private tenants and to tenants claiming housing benefit.

We’ve made a few mistakes along the way but we’ve also learned pretty much everything there is to know about how to make as much money as possible from our portfolios. We decided that not only does it make sense to share our knowledge and resources between ourselves, but to offer it to other portfolio landlords as well.

When we’ve used Letting Agents ourselves in the past, we’ve generally been disappointed. We believe there is a misalignment between the objectives of Agents and Landlords. They typically charge a flat commission across a couple of hundred properties so have little incentive to go the extra mile. For example, if they increase the rent by £25 they typically get about £3 extra themselves, and have the hassle of negotiating this with the tenant, changing the tenancy, and setting up the new payment. Little wonder then that most Agents recommend that you don’t increase rents! Whereas we know that the £25 extra (especially across a number of properties) can make a big difference to the property owner.

We’ve also set up a bespoke software system to manage everything efficiently. As a landlord you have access to your own secure section of this so you can check on rent receipts and the progress of maintenance issues.

 

We see absolutely no need in this day and age to have branches across the UK, all in effect operating locally, with their own staff. We’ve successfully managed our own properties without the need for this expensive bit of advertising. It’s an unnecessary expense and we believe it is better to invest in setting up a system, using sophisticated software, to manage properties efficiently. Tenants find us through our press adverts, To Let boards, or online. Our Field-based Property Managers manage the viewings and complete all paperwork in the property.
